Corcoran reported 52 contracts above $5 million in August 2026, up 13% year over year. Active listings in the segment totaled 737, a 12-year August low, while average asking price per square foot was $3,188.
The point is not that every trophy property is rising in value. The useful signal is that the upper end can show resilient contract activity at the same time buyers remain selective about quality, pricing and time on market.
