Luxury sellers often ask for privacy, but “off market” can mean several very different things. It may mean no broad consumer advertising, a limited broker network, quiet testing before formal launch, direct outreach to known buyers, or a property that is not being offered at all but may be approachable.nnThe representation brief should define the confidentiality perimeter before materials are created. Who can receive photography? Is the address disclosed before financial qualification? Are staff, security or family schedules affected by access? Which facts may be quoted to the press? Which advisors need to approve terms?nnDiscretion does not mean withholding legally required disclosures or creating artificial scarcity. It means controlling process, information and access while preserving fiduciary duties and fair-housing obligations.
